That, having regard to the size and bulk of the proposed two storey side extension in close proximity to the northern boundary of the site with the adjacent residential property, Kabri, and to the restricted width of the site, the development would result in a cramped and intrusive form of development which would be out of keeping with the locality which lies within the Chilterns Area of Outstanding Natural Beauty and would have an oppressive, overbearing and unneighbourly impact on the occupants of Kabri, detrimental to their residential amenity. As such, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H12.
