Conditions / Refusal Reasons
That, having regard to the two-storey element and other inappropriate
details of design, the proposed dwelling would represent an incongruous
and inappropriate form of development which would be detrimental to the
character and appearance of this part of Shiplake which lies within an
Area of Great Landscape Value. As such, the proposal would be contrary
to the provisions of the Council's adopted South Oxfordshire Local Plan,
particularly policies C3, G8 and H5.
That, having regard to the location of the first floor bedroom window
in the northern (rear) elevation, the proposed dwelling would overlook
the private rear garden area of Fairfield to the detriment of the
residential amenities and privacy enjoyed by the occupants of that
property. As such, the development would be contrary to the provisions
of the Council's adopted South Oxfordshire Local Plan, particularly
policy H5.
That, having regard to its siting on higher ground in close proximity
to the boundaries with the adjoining properties, the proposed
dwelling would have an oppressive and overbearing effect on those
properties, particularly Broomfield, and would be detrimental to the
residential amenity of their occupants. As such, the proposal would be
contrary to the provisions of the Council's adopted South Oxfordshire
Local Plan, particularly policy H5.
