That the premises shall be used for the storage of scaffolding equipment and for no other storage or distribution purpose (including any other purpose in Class B8 of the Schedule to the Town and Country Planning (Use Classes) Order 1987, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order). Reason: To protect the amenity of the area. That the storage on the land shall not exceed more than 1.5 metres in height from existing ground level. Reason: To protect the visual amenity of the area. That no storage shall take place outside the boundaries shown on the accompanying plan and no storage of scaffold equipment shall take place within the existing garage building. Reason: To protect the amenity of the area. That the valve house shall only be used for storage purposes in connection with the storage use on the remainder of the site, and for no other commercial purpose. Reason: To protect the amenity of the area. That the existing hedges along the north and north eastern boundaries of the site shall be retained at a height of not less than 1.8 metres. Reason: To protect the visual amenity of the area.
