Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That prior to the commencement of the development, ventilation details shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever. Reason: To safeguard the character of the area. That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory.
