Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the plain clay tiles to be used for the new roofs and the brick dressings and eaves course shall be of the same type, colour and texture as those used on the existing buildings. Reason: To ensure that the details of the development are satisfactory. That the natural stone to be used for the new walls and the making good of the existing walls shall be of the same colour, type and texture as that used on the existing building and shall be laid and pointed in the same manner as the natural stone which has been used in the construction of the existing walls. Reason: To ensure that the details of the development are satisfactory. That all new windows, external doors and rainwater goods shall match those of the existing building in type, design and external finish. Reason: To ensure that the details of the development are satisfactory. That a scheme for the landscaping of the site, including the planting of live trees and shrubs and the treatment of the access road, parking area and footpaths shall be submitted to and approved in writing by the Local Planning Authority before the development commences. All surface treatments in the approved scheme shall be carried out before the buildings are occupied and shall thereafter be so retained. All planting, seeding or turfing comprised in the approved scheme shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner, and any trees or plants which within a period of five years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings. That prior to the commencement of the development hereby approved, the existing corrugated iron roofing shall be demolished and removed from the site together with all materials stored externally on the site. Reason: To ensure that the details of the development are satisfactory. That before any of the development hereby permitted is occupied, the parking and turning spaces shown on the approved plan shall be constructed and such spaces shall thereafter be kept permanently available for the use of employees and visitors to the site. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That no external lighting shall be provided at the site without the prior agreement in writing of the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the gallery to the main building shall be as shown on drawing 378.02 and retained. Reason: To ensure that the details of the development are satisfactory. That the use of the buildings shall be for Class B1(a) and (b) of the Town and Country (Use Classes) Order 1987. Reason: To secure the proper planning of the locality.
