Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To ensure that the details of the works are satisfactory. That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That works shall not begin until a detailed specification of the staircase and all ventilation details have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the works are satisfactory. That works shall not begin until a detailed schedule of works, including surface treatments, has been submitted to and approved in writing by the Local Planning Authority Reason: To ensure that the details of the works are satisfactory. That a full archaeological watching brief shall be carried out during the period of construction works in accordance with details and by a professionally competent archaeological organisation which shall have been submitted to and approved in writing by the Local Planning Authority before works commence. The brief shall include the recording of any archaeological features revealed, limited archaeological excavation and the retrieval of artefactual evidence. Reason: As the site is of archaeological importance. That works shall not begin until enlarged detailed drawings of the new wall (element 2) and of alterations to the fireplace (element 13) have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That the Local Planning Authority shall be informed when works commence on site and given the opportunity to visit at regular intervals. Reason: To ensure that the details of the works are satisfactory.
