That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the roof shall be covered with plain clay tiles a sample of which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory. That no development shall take place until a sample of the wood to be used for the external walls, with the proposed stain colour applied, has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the existing holly tree and yew tree shall be retained. The trees shall be protected prior to and during construction works by the erection of protective fencing, in accordance with BS5837, the details of which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard trees which are visually important. That all excavations shall be carried out by hand. Reason: To safeguard trees which are visually important. That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever. Reason: To safeguard the character of the area. That a full archaeological watching brief shall be carried out during the period of construction works in accordance with details and by a professionally competent archaeological organisation which shall have been submitted to and approved in writing by the Local Planning Authority before development commences. The brief shall include the recording of any archaeological features revealed, limited archaeological excavation and the retrieval of artefactual evidence. Reason: As the site is of archaeological importance.
