That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That all existing roof trusses shall be retained unless otherwise agreed in writing with the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That all rooflights shall be inserted at a minimum cill height of 1.8 metres above finished first floor level. Reason: To ensure that the development is not unneighbourly. That the rooflights shall be 'conservation' style, a detailed specification of which shall be submitted to and approved in writing by the Local Planning Authority prior to development commencing. Reason: To ensure that the details of the development are satisfactory. That a scheme for the insertion of any external flue pipes required to ventilate the barns and details of proposed rainwater goods shall be submitted to the Local Planning Authority and agreed in writing prior to development commencing. Reason: To ensure that the details of the development are satisfactory. That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That three parking spaces shall be provided to serve barn conversion unit two, in accordance with the details shown on the plan (scale 1:200) accompanying the application, and such spaces shall be so retained and maintained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed above ground floor level other than those expressly authorised by this permission. Reason: To protect the amenity of the adjoining properties.
