The proposed two-storey rear extension by reason of its bulk, size,
unsympathetic design and inappropriate materials is considered to
represent an inappropriate and incongruous form of extension detracting
from the character, appearance and detailing of the existing dwelling.
The undue prominence of the rear wing would adversely affect the scale,
form and character of this attractive, modest sized Grade II Listed
Building so being contrary to CON6 of the South Oxfordshire Local Plan.
The proposal would detrimentally affect the visual amenities of the
locality and the character of the Conservation Area, thereby being
contrary to CON10, G1 and H12 of the adopted South Oxfordshire Local
Plan. In a recent decision dismissing the appeal the Inspector
considered that a similar proposal would be detrimental to the
architectural and historic character of the listed building and conflict
with development plan policies.
