Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the existing hedge along the whole of the northern boundary of
the land shall be retained and properly maintained at a height of not
less than 1.5 metres, and that any plant which may die or be seriously
damaged or destroyed within three years of the completion of the
development shall be replaced and the replacement shall be properly
maintained.
Reason: To ensure that the details of the development are satisfactory.
That a hedge of a species to be first agreed in writing with the
Local Planning Authority shall be planted along the eastern and
southern boundaries of the land prior to the occupation of the
property as a single dwelling, and be tended to grow to, and remain
at, not less than 1.8 metres, and that any plant that may die, or be
seriously damaged or destroyed within three years of the completion
of the development shall be replaced and the replacement shall be
properly maintained.
Reason: To safeguard the privacy and amenity of the dwelling.
That except insofar as may be otherwise agreed by the Local Planning
Authority, all trees, shrubs and hedges on the land be preserved and
properly maintained and that in the event of any of the trees dying or
being seriously damaged or destroyed, a new tree or equivalent number
of trees, as the case may be, of a species first approved by the Local
Planning Authority, be planted and properly maintained in a position
or positions first approved by the Local Planning Authority.
Reason: To safeguard trees which are visually important.
That space within the site for 3 cars to be parked and for vehicles
to turn so that they may enter and leave the site in forward gear shall
be retained and maintained to the satisfaction of the Local Planning
Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
