Having regard to the excessive size, height and massing of the proposed extensions to the property, and to the lack of any garage provision within the scheme, the proposals represent an inappropriate and intrusive form of development and a cramped form of development, which would detract from the character and appearance of the existing dwelling and from the character and appearance of the surrounding area. The proposals would thereby be contrary to Policy H12 of the South Oxfordshire Local Plan. Having regard to the size, height and massing of the proposals adjacent to the boundary with 33 Manor Drive, Horspath, the proposals represent an intrusive and overbearing form of development which would detract from the residential amenity currently enjoyed by the occupants of that property. The proposals would thereby be contrary to policy H12 of the South Oxfordshire Local Plan.
