Description
Erection of building for agricultural purposes, including the storage of implements, feedstuff and hay. New access (part retrospective). (As amended by drawing no.3C accompanying agent's letter dated 18 May 1998 and drawing no.3D accompanying agent's letter dated 2 June 1998).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the roof shall be submitted
to and approved in writing by the Local Planning Authority before any
development commences.
Reason: To ensure that the details of the development are satisfactory.
That the building hereby approved shall only be used for agricultural
purposes as outlined in letters from the agent dated 6 January 1998
and 24 April 1998 accompanying the application.
Reason: To secure the proper planning of the locality.
That the access track included as part of this application shall
only be used by vehicles connected with the agricultural use of
the land and shall not be used at any time for access to the existing
building operating a separate commercial use.
Reason: To secure the proper planning of the locality.
That a scheme for the landscaping of the southern boundary of the site,
between The Coach House and the eastern end wall of the proposed
building shall be submitted to and approved in writing by the
Local Planning Authority prior to the commencement of the development
hereby permitted. The scheme shall be implemented as approved within
12 months of the commencement of the approved development and
thereafter be maintained in accordance with the approved scheme
to the complete satisfaction of the Local Planning Authority. In
the event of any of the trees or shrubs so planted dying or being
seriously damaged or destroyed within 3 years of the completion of
the development, a new tree or shrub or equivalent number of trees
or shrubs, as the case may be, of a species first approved by the
Local Planning Authority, be planted and properly maintained in
a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings.
That if within 10 years of the substantial completion of the building,
the use of the building for agricultural purposes permanently ceases and,
within a further 3 years, planning permission has not been granted for an
alternative use, and there is no outstanding appeal, the building shall
be demolished, the materials shall be removed from the land and the land
restored to its former condition before development took place, or to
such a condition as shall otherwise have been agreed in writing by the
Local Planning Authority.
Reason: To safeguard the character of the area.
