Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the development shall be carried out strictly in accordance with the description of the development, plans and specifications contained in the application, and subject to the conditions hereby imposed. Reason: To secure the proper planning of the locality. That the external walls and roofs of the buildings be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory. That, prior to the commencement of any development, a site survey drawing shall be submitted indicating existing ground levels and the slab levels of all the new buildings. Reason: To help to assimilate the development into its surroundings. That notwithstanding the details submitted as part of the application, a landscaping scheme shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To help to assimilate the development into its surroundings. That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings. That details of the construction of storage facilities for oils, fuels or chemicals shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any development. Reason: To prevent pollution of the water environment. That details of a strictly segregated system for surface water drainage shall be submitted to and approved in writing by the Local Planning Authority prior to development commencing. Reason: In the interests of public health. That details of a strictly segregated system for the disposal of foul sewage shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health. That within three months of the completion of the new farm buildings hereby approved, the existing farm buildings on the existing farmyard site shall, with the exception of the stone barn in the centre of the site, be demolished and the materials therefrom removed from the land. Reason: To secure the proper planning of the locality. That if within 10 years of the substantial completion of the buildings, the use of the buildings for agricultural purposes permanently ceases and, within a further 3 years, planning permission has not been granted for an alternative use, and there is no outstanding appeal, the buildings shall be demolished, the materials shall be removed from the land and the land restored to its former condition before development took place, or to such a condition as shall otherwise have been agreed in writing by the Local Planning Authority. Reason: To safeguard the character of the area. That a scheme for external lighting on the site shall be submited to and approved in writing by the Local Planning Authority prior to the use of the buildings. Any lights shall be designed to ensure that they are hooded, cut off and downward directional. Reason: To protect local amenities. That prior to the commencement of the development hereby approved, all existing structures on the site shall be removed and the site left in a clean and tidy condition. Reason: To ensure that the details of the development are satisfactory.
