Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in the application to seek permission for the development and plan number 0383/922/100 876 and the amended plans, numbers 90383/930/100 101A, 102A and 0360/922/100 695A accompanying the application except as modified by conditions of this permission unless otherwise agreed by the Chief Planning Officer in writing. Reason: To ensure the details of the development are carried out in accordance with the application as approved. That the development must be begun not later than the expiration of five years beginning with the date hereof. Reason: By virtue of the provisions of Section 91(1)(a) of the Town and Country Planning Act, 1990. That a scheme for the landscaping of the site, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Chief Planning Officer prior to the commencement of the development hereby permitted. The approved scheme shall be implemented within 12 months of the first use of the approved development and thereafter be maintained to the complete satisfaction of the Chief Planing Officer. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of shrubs, as the case may be, of a species first approved by the Chief Planning Officer, be planted and properly maintained in a position or positions first approved by the Chief Planning Officer. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development. That the trees on the site which are to be retained shall be protected during building operations in accordance with the written requirements (copy attached) of the Chief Planning Officer relating to the protection of trees. Reason: To ensure the protection of trees on the land and to preserve the amenities of the locality. Any trimming to the yew tree on site shall be carried out with the prior agreement of the County Council's Assistant Countryside Services Manager. Reason: To avoid prejudicing the health and appearance of the yew tree. That the external walls and roofs of the buildings shall be constructed and finished in accordance with a Schedule of Materials and Finishes which shall first have been submitted to and approved by the Chief Planning Officer. Reason: To ensure the Materials and Finishes are compatible with the surrounding development. That a detailed scheme for the windows to the extension shall be submitted to and approved by the Chief Planning Officer before commencement of the development. Reason: To ensure the detailed suitability of the windows in respect of the historic setting of the extension. That the roof lights in the elevation facing the highway shall be repositioned to the elevation facing the existing school building. Reason: To preserve the appearance of the Conservation Area. That the brick plinth to the building shall be reduced in height in accordance with a detailed scheme to be submitted to and approved by the Chief Planning Officer before commencement of the development. Reason: To preserve the character of the Conservation Area. That the overhang to the eaves shall be reduced in accordance with a detailed scheme to be submitted to and approved by the Chief Planning Officer before commencement of the development. Reason: To preserve the character of the Conservation Area.
