That the materials to be used for the roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That the facilities shall be used only for the purposes specified in the application and shall remain at all times ancillary to the use of the premises as a riding school establishment and shall not be occupied and/or used separately. Reason: As the separate occupation of the extension would represent an undesirable subdivision of the unit in the Oxford Green Belt where planning permission would not normally be granted for commercial use. That dark stained timber boarding shall be used for the external walls. Reason: To help assimilate the development into its surroundings.
