Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roof
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That the dwelling shall not be occupied until space has been laid
out within the site for 3 cars to be parked and for vehicles to turn
so that they may enter and leave the site in forward gear, and such
parking and turning spaces shall be retained thereafter.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows shall be constructed above ground
floor level in the western and eastern (side) elevations of the
dwelling, other than those authorised by this permission, without
the prior grant of planning permission from the Local Planning
Authority.
Reason: To ensure that the development is not unneighbourly
That prior to the commencement of the development, full details
of existing ground levels on the site and the damp proof course
level of the proposed dwelling shall be submitted to and approved
by the Local Planning Authority in writing.
Reason: To ensure that the details of the development are satisfactory.
