Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To ensure that the details of the works are satisfactory. That details of the new brick quoins shall be submited to and approved in writing by the Local Planning Authority prior to the commencement of the works hereby approved. Reason: To ensure that the details of the works are satisfactory. That the natural stone used in the extension shall be regularly coursed and laid using lime mortar. Reason: To ensure that the details of the works are satisfactory. That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the works are satisfactory. That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That before any work is undertaken in pursuance of this consent to demolish any part of the building, the applicant shall take such steps and carry out such works as shall, during the progress of the works permitted by this consent, secure the safety and stability of that part of the building which is to be retained. Reason: To secure the safety and protection of the listed building. That a specification for restoring the gable end side wall following the removal of the lean-to shall be submitted to and approved by the Local Planning Authority prior to the commencement of the works hereby approved. Reason: To ensure that the details of the works are satisfactory.
