Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roof
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That prior to the commencement of any other development to which this
permission relates, the means of access between the land and the highway
shall be formed, laid out and constructed strictly in accordance with the
specification of the means of access attached hereto, and all ancillary
works therein specified shall be undertaken strictly in accordance with
the said specification.
Reason: In the interests of highway safety and convenience.
That the parking provision shall be as shown on the deposited drawing,
reference 9736/02A all constructed, surfaced and laid out, retained
and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That the new dwelling shall be constructed at the ground level
specified on plan reference 9736/01, received on 6 March 1998, unless
otherwise agreed in writing with the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory.
That before any development commences, screen fencing 2.0 metres in
height shall be erected on the boundary between the rear garden of
the proposed dwelling and the remaining rear garden of 20 Icknield Close.
Reason: To ensure that the details of the development are satisfactory.
That the existing hedging along the south western and south eastern
boundaries of the site shall be retained.
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding the details accompanying the application, the
sides and the fronts of the dormer windows shall be constructed with
tiles to match those used in the construction of the roof of the
dwelling.
Reason: To ensure that the details of the development are satisfactory.
