That the proposal would be contrary to policies G1, EN1, EN4 and H1 of the Oxfordshire Structure Plan, policies G1, G2, EN1, EN5 and H1 of the Oxfordshire Structure Plan (deposit draft) and policies G1, G5, C1, C3 and H6 of the South Oxfordshire Local Plan. The erection of a dwelling would consolidate the existing scatter of development in this part of Tetsworth and constitute an undesirable extension of the limits of the village into the rural countryside beyond. The site lies within an area designated as an Area of Great Landscape Value. The proposal would lead to isoldated development in the countryside which would detract from the character and appearance of this open rural landscape and be detrimental to the visual amenity of the locality. The local road network is by way of geometry and visibility unsuitable to serve additional development and is thereby contrary to Policy H11 of the South Oxfordshire Local Plan.
