Single dwelling, double garage, landscaping and access. (As clarified by Agent's letter dated 17 March 1998).
Conditions / Refusal Reasons
That approval of the details of the siting, design and external appearance
of the building(s) and the landscaping of the site (hereinafter called
"the reserved matters") shall be obtained from the Local Planning
Authority in writing before any development is commenced.
Reason: As the application is not accompanied by details of these
matters.
That application for approval of the reserved matters shall be made to the
Local Planning Authority before the expiration of three years from the
date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the development hereby permitted shall be begun either before the
expiration of five years from the date of this permission, or before the
expiration of two years from the date of approval of the last of the
reserved matters to be approved, whichever is the later.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That prior to the commencement of any other development to which this
permission relates, the means of access between the land and the highway
shall be formed, laid out and constructed strictly in accordance with the
specification of the means of access attached hereto, and all ancillary
works therein specified shall be undertaken strictly in accordance with
the said specification.
Reason: In the interests of highway safety and convenience.
That except for the formation of a new access, the existing hedge along
the frontage of the site shall be retained at not less than 1.5 metres
in height.
Reason: To help to retain the character of the area.
That within three months of the first use of a new access to the site, the
existing access shall be closed by the planting of a hedge of the same
species as the existing hedge, and the grass verge shall be re-instated,
all to be retained and maintained.
Reason: To protect local amenities.
That provision of on-site parking shall accord with the standards of
the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
