Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To ensure that the details of the works are satisfactory. That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the works are satisfactory. That the brickwork to be used in the extension shall be laid in a Flemish bond. Reason: To safeguard the character and appearance of the historic structure. That the rooflights shall be conservation type and retained. Reason: To ensure that the details of the works are satisfactory. That the existing stone wall along part of the north western boundary of the site shall be repaired using lime mortar in accordance with details to be submitted to and agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory. No development shall take place within the application area until the applicant has been responsible for implementing a programme of archaeological work in accordance with a written scheme of investigation supplied by the applicant and acceptable to the Planning Authority. The work shall be carried out by a professionally qualified archaeological organisation acceptable to the Planning Authority. Reason: That the development may affect sites of archaeological interest.
