Description
Erection of two storey 'L' plan bedroom wing of 68 rooms, single storey conference wing, single storey leisure wing. Extension to restaurant part conservatory with enclosed garden terrace. Extension to bar to form bistro with conservatory. Demolition of existing store building and erection of new storage building. New entrance for hotel use with internal alterations. Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That a scheme for the landscaping of the site, including the planting of
live trees and shrubs over the whole of the site generally and also
concentrated on the eastern boundary of the site adjacent to Brimpton
Cottage, shall be submitted to and approved in writing by the Local
Planning Authority prior to the commencement of the development hereby
permitted. The scheme shall be implemented as approved within 12 months
of the commencement of the approved development and thereafter be
maintained in accordance with the approved scheme to the complete
satisfaction of the Local Planning Authority. In the event of any of the
trees or shrubs so planted dying or being seriously damaged or destroyed
within 3 years of the completion of the development, a new tree or shrub
or equivalent number of trees or shrubs, as the case may be, of a species
first approved by the Local Planning Authority, be planted and properly
maintained in a position or positions first approved by the Local
Planning Authority.
Reason: To help to assimilate the development into its surroundings.
That except insofar as may be otherwise agreed by the Local Planning
Authority, all trees, shrubs and hedges on the land be preserved and
properly maintained and that in the event of any of the trees dying or
being seriously damaged or destroyed, a new tree or equivalent number
of trees, as the case may be, of a species first approved by the Local
Planning Authority, be planted and properly maintained in a position
or positions first approved by the Local Planning Authority.
Reason: To safeguard trees which are visually important.
That details of surface water drainage works shall be submitted to and
approved in writing by the Local Planning Authority prior to the
development commencing.
Reason: In the interests of public health.
That development shall not begin until a scheme for the disposal of
foul sewage has been submitted to and approved in writing by the
Local Planning Authority.
Reason: In the interests of public health and to avoid pollution.
That the parking provision shall be as shown on the deposited drawing,
reference P410 001 E all constructed, surfaced and laid out, retained
and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That no development shall take place until a 1.83m high natural stone
wall has been erected between points B and C on drawing P410 001 E,
samples and details of which shall have first been submitted to and
approved in writing by the Local Planning Authority.
Reason: To protect local amenities.
That no development shall take place until a new access has been provided
to serve Brimpton Cottage in accordance with the details shown on
drawing reference P410 001 E.
Reason: In the interest of highway safety and convenience.
