That, having regard to its size and massing relative to the existing property, and to its relationship to the site boundary, the extension would result in a cramped form of development which would detract from the character and setting of the existing dwelling and the visual amenity of the street scene contrary to Policies G1 and H12 of the adopted South Oxfordshire Local Plan. That, having regard to the location of the extension on the boundary with 20 Green Lane, and to the proposed landing window, the extension would represent an intrusive form of development which would be oppressive and give a feeling of overlooking the adjoining property, detrimental to the residential amenity of the occupiers, contrary to Policy H12 of the adopted South Oxfordshire Local Plan.
