That the site comprises an important open and undeveloped space within
the Old Didcot Conservation Area, adjoining Nos. 19-23 Manor Road
which are included on the statutory list of buildings of Special
Architectural or Historic Interest.  The erection of a dwelling and use of
the land as residential curtilage would detract from the character of the
Conservation Area and the setting of the listed building, contrary to
Policies CON7 and CON8 of the adopted South Oxfordshire Local Plan.
