Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the
particulars of the development contained in the application to seek
permission for the development and the plan numbers 90211/930/100 99,
101A, 102A and 103A accompanying such application except as modified
by conditions of this permission unless otherwise agreed by the
Chief Planning Officer in writing.
Reason: To ensure the details of the development are carried out in
accordance with the application as approved.
That development must be begun not later than the expiration of five
years beginning with the date hereof.
Reason: By virtue of Section 91(1)(a) of the Town and Country Planning
Act 1990.
That a scheme for the landscaping of the site, including the planting of
live trees and shrubs, shall be submitted to and approved in writing by
the Chief Planning Officer prior to the commencement of the development
hereby permitted. The approved scheme shall be implemented within 12
months of the first use of the approved development and thereafter be
maintained to the complete satisfaction of the Chief Planning Officer.
In the event of any of the trees or shrubs so planting dying or being
seriously damaged or destroyed within 3 years of the completion of the
development, a new tree or shrub or equivalent number of shrubs, as the
case may be, of a species first approved by the Chief Planning Officer,
be planted and properly maintained in a position or positions first
approved by the Chief Planning Officer.
Reason: In the interests of the visual amenities of the area and to
ensure the creation of a pleasant environment for the
development.
That the details of the boundary treatment shall be submitted to
and approved by the Chief Planning Officer before commencement of
development.
Reason: In the interests of the visual amenities of the area.
That samples of the exterior materials proposed to be used shall be
submitted to and approved in writing by the Chief Planning Officer
prior to the start of work on the site.
Reason: To ensure the materials are compatible with the surrounding
development.
That the building shall not be occupied until the car park has been
completed in accordance with the approved plans.
Reason: To ensure that adequate car parking provision is made.
That the surface water from the access road and car park areas be
discharged via deep trapped gullies having a minimum water seal of
85mm or similar.
Reason: To avoid pollution.
Roof water pipes to connect to drains directly or via deep seal
trapped gullies.
Reason: To prevent pollution of the water environment.
