Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roof
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That a scheme for the landscaping of the site, including the planting of
live trees and shrubs, the treatment of the access road and hardstandings,
and the provision of boundary fencing and screen walling shall be
submitted to and approved in writing by the Local Planning Authority
prior to the commencement of the development hereby permitted. The
scheme shall be implemented as approved within 12 months of the
commencement of the approved development and thereafter be maintained in
accordance with the approved scheme to the complete satisfaction of the
Local Planning Authority. In the event of any of the trees or shrubs so
planted dying or being seriously damaged or destroyed within 3 years of
the completion of the development, a new tree or shrub or equivalent
number of trees or shrubs, as the case may be, of a species first
approved by the Local Planning Authority, be planted and properly
maintained in a position or positions first approved by the Local
Planning Authority.
Reason: To help to assimilate the development into its surroundings.
That notwithstanding the provisions of Article 3 of, and Part 1
of Schedule 2 to the Town and Country Planning (General Permitted
Development) Order, 1995 (or any order revoking and re-enacting that
Order), no extensions or alterations shall be undertaken to the
dwelling, unless an application in that behalf shall first have
been submitted to and approved in writing by the Local Planning
Authority.
Reason: That control over minor operations is required given the
location of the site within the North Wessex Downs Area of
Outstanding Natural Beauty.
That the domestic curtilage of the new dwelling shall be as defined
in green on drawing 710/502 A which accompanied the letter from the
agent dated 29 January 1998.
Reason: To safeguard the character of the area.
That before any of the development hereby permitted is occupied,
the parking and turning spaces shown on the approved plan shall be
constructed and such spaces shall thereafter be kept permanently
available for the use of residents and visitors to the site.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
