That the proposal would be contrary to the provisions of the adopted South Oxfordshire Local Plan which seek to protect the area's attractive character, landscape and built environment. (Policy G1). The Council seek to ensure that the nature, scale and layout of any development is in keeping with the site and surroundings. (Policy H4). The site is inadequate in area to accommodate the development proposed in a manner compatible with existing development and would result in a cramped form of development detrimental to the character and visual amenity of the area. That the proposal would be contrary to the provisions of the adopted South Oxfordshire Local Plan which seek to protect the amenity of neighbouring adjoining development (Policies H4 and H11). The proposed dwelling would, by reason of its size, siting and proximity to the neighbouring property at No.18 Station Road, have an overbearing and intrusive effect detrimental to the residential amenity of its occupants.
