Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls and roofs shall be
of the same colour, type and texture as those used on the existing
dwelling.
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows shall be constructed in the
side elevation of the extension other than those expressly authorised
by this permission.
Reason: To ensure that the development is not unneighbourly.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) the garage accommodation as proposed shall
be retained as such and shall not be adapted for living purposes
without the prior grant of planning permission by the Local Planning
Authority on a formal application in respect thereof.
Reason: To comply with the Local Planning Authority's vehicle
parking standards and to protect local amenities.
That space for car parking and turning shall be provided before the first
use of the garage hereby permitted in accordance with details which
shall first have been submitted to and approved in writing by the Local
Planning Authority. Such parking and turning space shall thereafter
be retained in accordance with the approved details.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
