That, having regard to the size of the dwellings and garage block and to their prominent location on the edge of East Hagbourne, the development would appear cramped and would detract from the character and visual amenity of the locality contrary to Policy H4 of the adopted South Oxfordshire Local Plan. That, having regard to the location of Plot 1 relative to Campion Cottage (63 Blewbury Road), the proposals would result in an unneighbourly form of development which would overshadow and dominate the adjoining property, detrimental to the residential amenity of the occupants contrary to Policy H4 of the adopted South Oxfordshire Local Plan. That the proposal would create an unacceptable access, lacking adequate visibility, detrimental to the safety and convenience of users of the public highway, contrary to Policy H4 of the adopted South Oxfordshire Local Plan.
