That having regard to its bulk, height and inappropriate details of
design the proposed extension would represent an oppressive and
unneighbourly form of development which would have an overbearing effect
on the amenities enjoyed by the occupants of the adjoining property to
the north and would be detrimental to the character and appearance
of the existing dwellinghouse which lies in the Goring-on-Thames
Conservation Area.  As such the development would be contrary to the
adopted South Oxfordshire Local Plan particularly policies G1, G8,
CON10 and H12.
