Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That notwithstanding the details accompanying the application, the fence between the playground and the entrance to the courtyard shown on drawing nos. 90937/930/100/101C and 102C shall be replaced by a wall, details of which shall be submitted to and approved in writing prior to the commencement of works. Reason: To safeguard the architectural and historic character and appearance of the listed building. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building. That all rainwater goods shall be constructed of cast iron. Reason: To safeguard the architectural and historic character and appearance of the listed building. That works shall not begin until a detailed specification of the type, design and external finish of all windows and doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building. That the brickwork to be used in the new building shall be laid in an English bond. Reason: To safeguard the architectural and historic character and appearance of the listed building. That works shall not begin until a detailed specification of the mechanical ventilation methods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building. That works shall not begin until a detailed specification of the rebuilt wall has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building. That prior to the commencement of works, notice of the works shall be given to Emergency Recording, Royal Commission on the Historical Monuments of England, National Monuments Records Centre, Kemble Drive, Swindon, SN2 2GZ and they have been given reasonable access to the building for at least one month following the grant of consent, for the purpose, of making a record, or within that period, they have stated that they have completed their record of the building or that they do not wish to record it. The attached copy of form RCHME 1-2 should be used to notify the Royal Commission of the proposed work. Reason: To ensure that the listed building is recorded prior to the commencement of works.
