Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the use of the building shall be limited to the use defined in Class B1 of the Schedule of The Town and Country Planning (Use Classes) Order 1987, that is for business use. Reason: To safeguard the character of the area. That the building shall not be occupied until space has been properly laid and marked out within the site for car parking, for the loading and unloading of goods and service vehicles and for vehicles to turn so that they may enter and leave the site in forward gear in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority and the area so provided shall thereafter be retained and maintained at all times for parking, servicing and turning. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the open areas surrounding the building as shown on Drawing 94/GV/711.1C shall be used for parking of vehicles, loading, unloading, manoeuvring and amenity/landscaping purposes only and no storage, industrial or other business use shall take place other than inside the building. Reason: To protect local amenities. That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road and hardstandings, and the provision of boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help assimilate the development into its surroundings.
