That the site lies in a prominent location within the North Wessex
Downs Area of Outstanding Natural Beauty immediately adjoining the
North Moreton Conservation Area and having regard to its excessive
size in relation to the existing buildings and to its inappropriate
flat roofed design, the proposed extension would detract from the
character and appearance of the existing dwelling, detrimental to the
visual amenity of the locality, contrary to Policies CON8, C2 and H12
of the adopted South Oxfordshire Local Plan.
