Conditions / Refusal Reasons
That the proposal to erect a new dwelling would be contrary to the
provisions of the adopted South Oxfordshire Local Plan. Planning
permission would not normally be granted for isolated houses in the
countryside nor for new houses in hamlets or other small settlements
(Policy H6). In Areas of Outstanding Natural Beauty the fundamental aim
is to conserve and enhance the natural beauty and special landscape
quality of the area. Any development which would conflict with this
aim will not be permitted (Policy C2). The proposal would constitute
a consolidation and extension of residential development in the
countryside outside the built-up limits of Moulsford. The dwelling
and attendant ancillary structures and features associated with it
would detract from the character and landscape of the North Wessex
Downs Area of Outstanding Natural Beauty. The proposal does not
involve conversion of an existing building and consequently there is
no special justification for the development.
