Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That prior to the commencement of any other development to which this
permission relates, the means of access between the land and the highway
shall be formed, laid out and constructed strictly in accordance with the
specification of the means of access attached hereto, and all ancillary
works therein specified shall be undertaken strictly in accordance with
the said specification.
Reason: In the interests of highway safety and convenience.
That, except where it is necessary to create the vehicular access, the
existing hedge along the whole of the western and southern boundaries
of the land shall be retained and properly maintained at a height of
not less than two metres and that any plant which may die or be
seriously damaged or destroyed within three years of the completion of
the development shall be replaced and the replacement shall be
properly maintained.
Reason: To safeguard hedges which are visually important.
That, except where necessary to create the vehicular access, the
existing hedges on the land shall be protected to the satisfaction of
the Local Planning Authority whilst development operations are in
progress, in accordance with a scheme to be first agreed in writing
with the Local Planning Authority and to be implemented prior to the
commencement of the development.
Reason: To safeguard hedges which are visually important.
