Underground parking and wardens office.(As clarified and amended by drawings accompanying letters from Andrew Downie and Partners dated 11 July 1997 and 14 July 1997 and drawings deposited on 4 August,5 August and 11 August 1997)
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To safeguard the character and appearance of the Goring-on-Thames
Conservation Area.
That development shall not begin until detailed specifications of
the types, designs, materials and external finishes of all new
windows, external doors, eaves/fascias, rainwater goods, chimneys
and external ramps/staircases have been submitted to and approved
in writing by the Local Planning Authority.
Reason: To safeguard the character and appearance of the
Goring-on-Thames Conservation Area.
That all trees on the site except those indicated on the approved
plans to be removed shall be retained and protected during the
course of development.
Reason: To safeguard the character and appearance of the
Goring-on-Thames Conservation Area.
That a scheme for the landscaping of the site, including the
planting of live trees and shrubs, and the treatment of all ground
surfaces and site boundaries, shall be submitted to and approved in
writing by the Local Planning Authority prior to the commencement
of the development hereby permitted. The scheme shall be implemented
as approved within 12 months of the commencement of the approved
development and thereafter be maintained in accordance with the
approved scheme. In the event of any of the trees or shrubs so planted
dying or being seriously damaged or destroyed within 5 years of the
completion of the development, a new tree or shrub or equivalent number
of trees or shrubs, as the case may be, of a species first approved
by the Local Planning Authority, be planted and properly maintained
in a position or positions first approved by the Local Planning
Authority.
Reason:
That no dwelling shall be occupied until space has been laid out within
the site for vehicles to be parked as shown on drawing nos. 2900/PD/112
and 2900/PD/101B and such parking space shall be retained thereafter.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That development shall not begin until a programme of archaeological work
has been undertaken in accordance with details and by a competent
archaeological organisation which shall have been submitted to and
approved in writing by the Local Planning Authority.
Reason: As the site may be of archaeological importance.
That notwithstanding the provisions of Article 3 of, and Class A of
Part 1 of Schedule 2 of the Town and Country Planning (General Permitted
Development Order 1995 (or any order revoking or re-enacting that Order),
no extension or alteration to the external appearance of any of the
buildings shall be carried out unless planning permission has first been
granted by the Local Planning Authority on a formal application in
respect thereof.
Reason: To safeguard the character and appearance of the Goring-on-Thames
Conservation Area.
That, notwithstanding the provisions of Article 3 of, and Class A of
Part 2 of Schedule 2 to the Town and Country Planning (General Permitted
Development) Order 1995 (or any order revoking or re-enacting that Order),
no fence, wall or other means of enclosure shall be erected unless
planning permission has first been granted by the Local Planning
Authority on a formal application in respect thereof.
Reason: To safeguard the character and appearance of the Goring-on-Thames
Conservation Area.
That details of surface water drainage works shall be submitted to and
approved in writing by the Local Planning Authority prior to the
development commencing.
Reason: In the interests of public health.
That there shall be no raising of existing ground levels on the site.
Reason: To prevent flooding of adjoining land and to avoid pollution.
That no spoil or materials shall be deposited or stored on that part of
the site liable to flood.
Reason: To prevent flooding of adjoining land and to avoid pollution.
That the basement shall be constructed to avoid the risk of flooding in
accordance with details which shall have been submitted to and approved
in writing by the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
