Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the roof shall be submitted
to and approved in writing by the Local Planning Authority before any
development commences.
Reason: To ensure that the details of the development are satisfactory.
That prior to the construction of the dwelling hereby permitted, a
sample panel of the proposed finishes for the external walls shall
be constructed on the site. The panel shall include the final
finished colours and textures of the render. Construction of the
dwelling shall not commence until the colours and textures of the
proposed render have been agreed in writing by the Local Planning
Authority and the panel shall remain on site until construction
of the dwelling has been completed.
Reason: To ensure that the details of the development are satisfactory.
That the existing trees on the land shall be protected whilst
development operations are in progress, in accordance with a scheme
to be first agreed in writing with the Local Planning Authority and
to be implemented prior to the commencement of the development. The
scheme shall include the method of construction of the footings and
foundations in the vicinity of the Coastal Redwood.
Reason: To safeguard trees which are visually important.
