Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That samples of the materials to be used for the canopy roof and dormer roofs shall be submitted to and approved by the Local Planning Authority in writing before any works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building. That samples of the materials to be used for the making good of the walls shall be submitted to and approved by the Local Planning Authority in writing before any work commences. Reason: To safeguard the architectural and historic character and appearance of the listed building. That a lime render finish shall be applied to the dormer gables and cheeks. Reason: To safeguard the architectural and historic character and appearance of the listed building. That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the works are satisfactory. That works shall not begin until a detailed joinery specification of the type, design and external finish of all windows and external doors and the proposed conservatory has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building. That details of the ventilation methods shall be submitted to and approved in writing by the Local Planning Authority prior to any commencement of works. Reason: To safeguard the architectural and historic character and appearance of the listed building. No works shall commence on site until the applicant has been responsible for organising an archaeological watching brief, to be maintained during the period of construction/groundworks affecting below ground archaeological deposits and the historic fabric of the building. The watching brief shall be carried out in accordance with a written specification and by a professional archaeological organisation that has first been agreed in writing by the Local Planning Authority. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site and the identification and recording of features of historic and/or archaeological interest associated with the fabric of the building.
