That works shall not begin until a detailed joinery specification of the type, design and external finish of all windows and external doors and the proposed conservatory has been submitted to and approved in writing by the Local Planning Authority. That details of the ventilation methods shall be submitted to and approved in writing by the Local Planning Authority prior to any commencement of works. No works shall commence on site until the applicant has been responsible for organising an archaeological watching brief, to be maintained during the period of construction/groundworks affecting below ground archaeological deposits and the historic fabric of the building. The watching brief shall be carried out in accordance with a written specification and by a professional archaeological organisation that has first been agreed in writing by the Local Planning Authority. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site and the identification and recording of features of historic and/or archaeological interest associated with the fabric of the building.
