Conditions / Refusal Reasons
That inadequate justification has been submitted to demonstrate that
there is no need for The Spread Eagle as a community facility and in
the absence of such justification, the use of the Public House as a
private dwelling would be contrary to Policy CF2 of the adopted South
Oxfordshire Local Plan, which seeks to retain community facilities.
That the site lies within the flood plain of the Hakkas Brook. In the
absence of appropriate flood mitigation measures, the extension to the
public house building and the new dwelling would impede the flood flow
routes and reduce the storage capacity of the flood plain, contrary to
Policy G16 of the approved South Oxfordshire Local Plan.
