Conditions / Refusal Reasons
That the development shall be carried out strictly in accordance with the description of the development, plans and specifications contained in the application, and subject to the conditions hereby imposed. Reason: To secure the proper planning of the locality. That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s). Reason: To ensure that the details of the development are satisfactory. That all means of surface water drainage from roads, garages and parking areas shall be via deep seal gullies of a type and specification to be submitted to and approved by the Local Planning Authority prior to the commencement of the development. Reason: In the interests of public health and to avoid pollution. Roof water pipes connect to drains via deep seal trapped gullies That before any of the development hereby permitted is occupied, the parking and turning spaces shown on the approved plan shall be constructed and such spaces shall thereafter be kept permanently available for the use of residents, employees and visitors to the site. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.
