That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That the rooflight proposed in the front elevation shall be of the Conservation Area type and be of a size and detail to be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the garage doors shall be constructed in timber in all respects to the satisfaction of the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property The Old Mill, North Stoke only as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy. That all the former windows and doorway openings proposed to be bricked up shall be bricked up in such a manner so as to leave a recess, details of which shall have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the existing building.
