Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows and external doors has
been submitted to and approved in writing by the Local Planning
Authority.
Reason: To ensure that the details of the development are satisfactory.
That details of surface water drainage works shall be submitted to and
approved in writing by the Local Planning Authority prior to the
development commencing.
Reason: In the interests of public health.
That a scheme for the landscaping of the site, including the planting of
live trees and shrubs, the treatment of the access road and
hardstandings, and the provision of boundary fencing, hedging and screen
walling shall be submitted to and approved in writing by the Local
Planning Authority prior to the commencement of the development hereby
permitted. The scheme shall be implemented as approved within 12 months
of the commencement of the approved development and thereafter be
maintained in accordance with the approved scheme to the complete
satisfaction of the Local Planning Authority. In the event of any of
the trees or shrubs so planted dying or being seriously damaged or
destroyed within 3 years of the completion of the development, a new
tree or shrub or equivalent number of trees or shrubs, as the case may
be, of a species first approved by the Local Planning Authority, be
planted and properly maintained in a position or positions first
approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings.
That the existing hedge along the whole of the south western boundary of
the site, except that required for the improvements to the access, shall
be retained and properly maintained at a height of not less than 1.5
metres, and that any plant which may die or be seriously damaged or
destroyed within three years of the completion of the development shall
be replaced and the replacement shall be properly maintained.
Reason: To help to assimilate the development into its surroundings.
That the parking provision shall be as shown on the deposited drawing,
reference 97 KIB SP2 all constructed, surfaced and laid out, retained
and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That the means of access between the land and Reading Road be formed,
laid out and constructed with 2.4 x 120 metres vision splays to the
satisfaction of the Local Planning Authority.
Reason: In the interests of highway safety and convenience.
