That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roofs of the buildings. Reason: To ensure that the details of the development are satisfactory. That the existing ash tree to the south of the building shall be protected to the satisfaction of the Local Planning Authority whilst development operations are in progress in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard a tree which is visually important. That prior to commencement of the development hereby permitted a scheme showing details of the foundations of the building shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the foundations do not damage tree roots.
