Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That all new windows with the exception of the new window at first floor level in the rear elevation of the building shall match those of the existing building in type, design and external finish. Reason: To ensure that the details of the development are satisfactory. That the study window at first floor level in the north elevation of the building as extended shall be glazed in obscure glass and fixed permanently shut prior to the first occupation of the accommodation as extended. Reason: To ensure that the development is not unneighbourly. That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional windows shall be inserted at first floor level in the northern elevation of the building as extended unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities. That development shall not begin until a detailed specification of the type, design and external finish of the new gate has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory.
