That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the bricks and coping to be used for the boundary
wall shall be submitted to and approved in writing by the Local
Planning Authority before development commences.
Reason: To ensure that the details of the development are satisfactory.
That a detailed specification of the brick bonding and mortar to be
used in the construction of the boundary wall shall be submitted to
and approved in writing by the Local Planning Authority before
development commences.

That the proposed gates shall be constructed in vertical timber boarding.
Reason: To ensure that the details of the development are satisfactory.
That prior to the commencement of any other development to which this
permission relates, the means of access between the land and the highway
shall be formed, laid out and constructed strictly in accordance with the
specification of the means of access attached hereto, and all ancillary
works therein specified shall be undertaken strictly in accordance with
the said specification.
Reason: In the interests of highway safety and convenience.
That there shall be no raising of existing ground levels nor depositing
or storage of spoil or materials on that part of the site lying within
the area of land liable to flood as shown on maps held by the
Environment Agency.
Reason: To prevent the increased risk of flooding due to impedance of
flood flows and reduction of flood storage capacity.
