Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the roof shall be of the same colour,
type and texture as those used on the existing dwelling.
Reason: To ensure that the details of the development are satisfactory.
That samples of the materials to be used for the external walls shall be
submitted to and approved in writing by the Local Planning Authority
before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That a hedge of a species to be first agreed in writing with the Local
Planning Authority shall be planted along the southern and western
boundaries of the land which is the subject of the change of use from
agriculture to residential curtilage within the first planting season
following the commencement of the development and such hedge shall be
so tended as to grow to, and remain at, a height of 1.5 metres; and
that any plants which within a period of 5 years from the completion
of the development die, are removed or become seriously damaged or
diseased shall be replaced in the next planting season with others of
similar size and species, unless the Local Planning Authority gives
written consent to any variation.
Reason: To help to assimilate the development into its surroundings.
That the existing hedges on the land shall be protected whilst
development operations are in progress, in accordance with a scheme to be
first agreed in writing with the Local Planning Authority and to be
implemented prior to the commencement of the development.
Reason: To safeguard the character of the area.
