Conditions / Refusal Reasons
That, having regard to its excessive size, bulk and height, the proposed two storey side extension would result in an incongruous and inappropriate form of development. The extension would dominate the existing dwelling and be detrimental to the character and appearance of the building and the locality. As such, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H12. That, having regard to its height and bulk and to its proximity to the boundary with 45 Reades Lane, the proposed two storey side extension would result in an unneighbourly and overbearing form of development which would be detrimental to the residential amenities of the occupiers of that property. As such, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H12.
