That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That notwithstanding any indications as to those matters which may have been given in the application, no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roof of the garage. Thereafter, the development shall not be carried out other than in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory. That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity. That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity. That, notwithstanding any indication that may have been given in the application, no development shall take place until details of the driveway and turning rea, including the surfacing materials, have been submitted to and approved in writing by the Local Planning Authority. Thereafater the development shall not be carried out other than in accordance with the approved details. Reason: To secure a satisfactory appearance.
