That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any works commence; and the materials used shall be in accordance with the approved details and samples. Reason: To ensure that the details of the works are satisfactory. That the works shall not begin until a detailed specification of the type, design and external finish of the means of ventilation has been submitted to and approved in writing by the Local Planning Authority; and the means of ventilation shall be installed in accordance with the approved specification. Reason: To ensure that the details of the works are satisfactory. That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the works are satisfactory. That the brickwork to be used in the extension shall be laid in a Flemish bond. Reason: To safeguard the character and appearance of the historic structure.
