Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls
and roofs of the dwelling hereby approved shall be submitted to
and approved in writing by the Local Planning Authority before any
any works commence; and the materials used shall be in accordance with
the approved details and samples.
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding the provisions of Article 3 of, and Classes A, B and
C of Part 1 of Schedule 2 to the Town and Country Planning (General
Permitted Development) Order 1995 (or any order revoking or re-enacting
that Order), no development within Classes A, B and C of Part 1 of
Schedule 2 to the Order shall be carried out on the land unless planning
permission has first been granted by the Local Planning Authority on a
formal application in respect thereof.
Reason: To protect local amenities.
That the bathroom window in the southern (side) elevation of the
dwelling hereby permitted shall be glazed in obscure glass prior
to the first occupation of the premises and shall thereafter be
retained as such.
Reason: To ensure that the development is not unneighbourly.
That the dwelling shall not be occupied until space has been laid out
within the site for 3 cars to be parked and for vehicles to turn
so that they may enter and leave the site in forward gear; and such
parking and turning space shall be retained thereafter.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows shall be constructed in the
northern or southern side elevations of the dwelling other than those
expressly authorised by this permission.
Reason: To ensure that the development is not unneighbourly.
